No Investment Is Risk Free

China's ambassador to Malaysia Dr Huang Huikang said that China does not discourage  property investments overseas.

No investment is risk-free.  The higher the returns, the higher the risk.  And no one can foresee the future.

Even mutual funds/unit trust investments pose the risk of a lower Net Asset Value when the market is bad.  But over a period of time, the chance of a gain is quite certain as there will be distributions or dividends and compounding of the investment along the way.

That's why time in the market (your investment) is more important than timing the market (to make an investment).

If you keep waiting for the market to crash before going into unit trust investment, you may miss the opportunity to catch the wave when the market is on the rebound.  

By not doing anything or taking any risk at all, you face the risk of being battered by inflation in the future. DO also die, DON'T DO also die!  I know, the choices we have to make in life is quite burdensome.

But don't be burdened by the regret of letting time slip by without taking any calculated risks to end up with something that can offer a little more.

Make the decision to take the right action TODAY.

Any Day Is A Perfect Day

At Mid Valley Megamall in Kuala Lumpur, any day is a perfect day for shopping.  That's what the ad (in the pic) says.

I took a bus from JB on Monday morning, spent the entire Tuesday shopping and eating in KL, and then got onto a bus back to JB on Wednesday morning.

I enjoyed both breakfast and dinner.  In between, I had an almond croissant.

A change of scenery is like a breath of fresh air.  Away from the daily grind, and the routine of seeing our hard-earned salary flowing out to settle loans, debts, bills and various necessities every month.

But be thankful for all that.  We still have some for savings and mild indulgences, right?  If we spend prudently and invest wisely in all areas --- be it love, friendship, health, money, we will enjoy  a fruitful yield and lead a happy life.

I've had a most amazing week.

This is my friend's thoughts on the Kim Teng Park issue.

1.  There seems to be a lack of interest in the plot of land where Kim Teng Park is built.  If the Rapid Transit System terminus is going to be built there as speculated, there would have been a bidding war for the land.  So, it is more likely that the developer will build a condominium.

2. The plot of land in Woodlands, which is going to be the RTS terminus in Singapore, will cost from S$900 to S$1,000psf, so the purchase price of RM1,000 psf offered to the Kim Teng Park residents (if it really was going to be the RTS terminus in JB), which works out to be about RM1 bil for the entire estate, is probably an attractive deal for the developer as the plot would likely be re-zoned.

That would mean a much higher plot ratio, and an increase in the gloss floor area to many times more than the RM1 bil purchase price.

My friend does not doubt the deal but believes China's current capital controls may delay it.

Strategy Switch


Met a resident of Kim Teng Park, one of JB's oldest housing estates which I wrote about in


He told me not to worry and assured me that the residents will not be shortchanged.

"The representatives have yet to get back to us after the first meeting where they agreed to give us 20 per cent of the total amount so that we can go look for a new property within 6 months.

"After the cheque for the 20 per cent is cleared and we have placed the deposit for our new house, we will be getting the remaining 80 per cent.

"Only after the cheque (for the 80 per cent) is cleared by the bank, then only are we to surrender our title for the Kim Teng Park property to them.  And, if we decide to buy a unit in the upcoming condominium that they are building, we are entitled a 20 per cent discount".

Todate, no one has signed anything yet.  Hope things go well for the residents.

Shocking Surprises

I have never seen a state assembly sitting with so much verbal fire power --- well this hardly happens in Johor --- but today there was a heated war of words between the opposition and BN assemblymen.  Read the story here if you missed the drama on TV.

Unexpected things happen, and we must always be prepared.

A tour operator in Johor Bahru recently had to refund more than RM200,000 to 38 clients after it had to cancel a 8Day tour package to North Korea scheduled on the 11th and 19th of this month.

Sixteen people were set to fly on the 11th, and another 22 on the 19th.  The company has been organising travels from Malaysia to North Korea for the past 13 years, with 9 to 10 trips each year (16 persons per trip).

The North Korea packages were highly sought after, according to the tour operator, even more than the South Korea packages --- as the north offers more delectable food, breathtaking scenery and the people are friendlier, says the managing director of the tour agency.

North Korea's Ambassador to Malaysia Kang Chol was declared Persona Non Grata by the Malaysian government on March 4 and was given 48 hours to leave the country. He left KL on March 6.

In a tit-for-tat move, Pyongyang also expelled Malaysian Ambassador to North Korea Mohamad Nizan Mohamad on the same day before announcing a temporary ban on Malaysians from leaving North Korea in which KL reacted by temporarily prohibiting North Korea's embassy officials and staff from leaving Malaysia.

So, unexpected things happen in life.  But everything is temporary only.
